Oahu Market Statistics for September 2022

The statistics are out and as expected, the September 2022 Oahu sales volume had decreased due to the rise in the mortgage rates. Currently today in October, a 30 year fixed conventional loan is above 6%. ARMS are starting to become popular as the thinking is to lock into a rate now and refinance it to a lower rate later down the road when the Feds stop putting so much pressure on the market. Sales volume is down but the median price is holding steady for a single family home at $1,100,000 and for condos at $502,500.




AS OF TODAY OCTOBER 7TH in our MLS system:


There are 706 Single family home on the market and 1223 condos on the island of Oahu.


This is double what the inventory was last year for single famiy homes. But the median price last year September 2021 for single family homes was $1,050,000 and for condos it was $478,000. So although there is more inventory and higher rates, prices are still up from one year ago



I just listed this home in Pearl City at 1768 Hoolehua St. is a 3 bedrooms 2 bath single story home on a 5500 square foot lot. List price is $899,000 (FS) and there will be multiple offers on this home.


I also relisted this home in Pacific Heights at 2453 Pacific Hts Rd. which is a 3 bedroom 2 full bath two story home with 2 parking stalls. Conveniently located to downtown Honolulu this is a better alternative than condo living since there are NO MAINTENANCE FEES!
