July 2026 Oahu Real Estate Market Update — Single-Family Sales Jump 20.5%

The Honolulu Board of REALTORS® released the July numbers earlier this month, and there's a lot to unpack. It's a strong month but the headline median price needs a little context, and I think that context is actually the most encouraging part of the story.

Single-Family Homes: Strong Sales Across All Price Points

Single-family home sales climbed 20.5% year-over-year to 300 transactions in July, with the median sales price rising 13.9% to $1,224,500. That's a big number! But here's what's behind it: sales between $1,300,000 and $1,999,999 nearly doubled year-over-year, and sales above $2,000,000 jumped 83%. More buyers transacting at the upper end naturally pulled the median up.


What I love about this month's report is the other side of that story. One in three single-family homes (33% of all July sales) still closed under $1 million. And 211 properties sold at or below $500,000 on Oahu this month alone, bringing the year-to-date total to 1,214 sales in that range. Behind those numbers are first-time buyers, families moving up, and longtime owners making their next move. Oahu homeownership is still happening across the board.


Homes moved fast. The median days on market dropped to just 14 days, down from 20 a year ago. Single-family sellers received a median of 100% of their original asking price, up from 99.4% last year, and 33% of homes closed above asking, up from 26% in July 2025. If your home is priced right and presented well, buyers are ready.


Condos: Steady Improvement

Condo sales rose 6.9% year-over-year to 416 transactions, with the median price up 3% to $504,500. Condos spent a median of 38 days on market, down significantly from 50 days a year ago — a sign that the gap between buyer and seller expectations is narrowing. Eleven percent of condo sales closed above asking, up from 8% last year.


Nearly half of all condo sales — 49% — closed under $500,000, and roughly 1,200 active condo listings are available in that price range right now. If you've been sitting on the sidelines waiting for the right moment to buy, there's real inventory to work with.


A Note for First-Time Buyers

I want to make sure this doesn't get lost in the headline numbers: more than 1,200 properties have already sold at or below $500,000 on Oahu so far this year, and there are still roughly 1,200 more listed in that range right now. Homeownership on Oahu is more within reach than many people realize and there are real programs out there to help make it happen.


HBR's HOPE Homebuyer Education Program has helped over 850 people get mortgage-ready since 2021, with 70% purchasing or entering escrow within 18 months. HHFDC's Hale Kama'āina Program offers below-market rates and down payment assistance. Several local banks, American Savings Bank, First Hawaiian Bank, Bank of Hawaii, and Territorial Savings Bank, all have first-time buyer programs worth exploring. And for eligible Native Hawaiian buyers, OHA's Access to Homeownership Program can make a significant difference. If any of these sound like they might apply to you, let's talk.
