June 2026 Oahu Real Estate Market Update — A New Record High

The numbers are in for June, and this is a big one — Oahu's single-family home market just hit a record high median price. Here's what you need to know.

Single-Family Homes: A Historic Milestone
The median sales price for single-family homes on Oahu reached $1,262,500 in June — a 12% jump year-over-year and a new all-time record high. If you've been wondering whether this is still a good time to sell, that number tells a pretty clear story.
Homes are also moving faster than at any other point in 2026. The median days on market dropped to just 14 days and more than one in three homes (35.3%) closed above asking price, up from 29% last year. Buyer competition is real and active right now.
Sales volume was down 8% compared to June 2025, but that's largely a reflection of limited supply rather than soft demand. At the end of June, there were only 830 homes available across Oahu, down 8% from last year. That firmly keeps us in seller's market territory.
Condos: Strong Price Growth, More Selection for Buyers
The condo market painted an encouraging picture too. Median condo prices rose 4% year-over-year to $528,000, and condo sales were actually up 9% compared to June 2025, the strongest sales activity we've seen this year.
With 2,653 active condo listings and 7.3 months of remaining inventory, the condo market offers buyers noticeably more breathing room than the single-family side. Condos spent a median of 37 days on market, and 18.5% closed above asking price.
A Few Neighborhood Highlights
The island-wide numbers tell one story, but the neighborhood picture is always more nuanced. A few standouts from June:
Kaneohe is on fire right now — 42.3% of homes sold above asking price, and the median days on market dropped to just 12 days! Waipahu is similarly competitive, with 40.3% of homes going above list and a median of 14 days on market. Mililani continues to shine at 39.3% bid-ups. On the higher end, Waialae-Kahala saw a 14% price increase to a median of $2.7M.
